Can you hold a property before I apply?
We’re unable to hold properties without a completed application and required fees. Homes are rented on a first-come, first-served basis, so we recommend submitting your application as soon as possible to secure your desired rental. -
Do I pay first and last month’s rent along with the security deposit?
Move-in costs vary by property. Typically, tenants pay the first month’s rent and a security deposit before moving in. Some homes may also require the last month’s rent depending on the lease terms. -
How old do you have to be to apply?
All applicants must be at least 18 years old or of legal age to enter into a lease agreement. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the minimum credit, income, or rental history requirements. Cosigners must meet our financial qualifications and complete a guarantor agreement. -
You have a property I want to rent. How do I apply?
Applying is easy! Simply submit an application online or contact us for assistance. You’ll need to complete the application form, pay the application fee, and provide supporting documents such as proof of income and photo identification. -
How do I pay rent?
We make rent payment simple and secure. Tenants can pay online through the Tenant Portal, set up automatic bank transfers, or use traditional payment methods such as check or money order (depending on the property). -
I want to get a pet. What should I do?
Please check your lease agreement first and contact our management team before bringing a pet into the property. Some homes are pet-friendly and require an additional pet deposit or monthly pet rent, while others may have restrictions. -
I want to move out, but my roommate wants to stay. What should I do?
In most cases, all tenants listed on the lease are responsible for the full term. If one roommate wishes to stay, they must qualify on their own or an approved replacement tenant may be added, pending management approval. -
My lease is ending and I plan to move out. What should I do?
Most leases require written notice prior to moving out — typically 30 to 60 days. Please review your lease agreement for the specific notice period and submit your intent to vacate in writing before the deadline. -
Who is responsible for paying for repairs and maintenance?
Boise’s Best Property Managers coordinates routine maintenance and repairs to keep your home in great condition. Tenants are responsible for any damages caused by misuse or neglect. Please submit all maintenance requests through your Tenant Portal for prompt service.
